What surprises many buyers: Ohio reassesses property values regularly, and if your home was purchased below or above assessed value, your taxes may shift at the next reassessment. Budget for tax increases, particularly if you’re buying in an area experiencing appreciation.

Flood Insurance

This is the hidden cost that catches the most Sandusky buyers off guard. A significant portion of properties near Lake Erie, the Sandusky Bay, and associated waterways are in FEMA-designated flood zones.
